ROBERT ALLEN, THE COAUTHOR OF THIS BOOK, STUMBLED ONTO his path by being rejected by 30 top corporations while trying to find a job after graduating with his MBA from Brigham Young University. Serendestiny happened. An enlightened mentor took him under his wing. Bob began buying real estate with little or no money down (because that's all he had) and eventually created a fortune using the real estate investment system he developed.
Then, the Great Idea for a title of a book popped into his head one day on a business commute. Nothing Down. He decided to launch a one-day seminar while he was writing his book. His first seminar, by the same name, was launched with a $25 classified advertisement offering the seminar at a charge of $100 a person. To his astonishment, around 100 people paid to attend and his gross revenue was approximately $10,000. Bob had more than hundredfolded.
He hundredfolded again—to $1,000,000 in revenues—when he began running full-page ads in major cities.
He hundredfolded again after his book appeared and the title attracted huge interest. His publisher, Simon & Schuster, asked him to approve the wording for an advertisement they wanted to run in The Wall Street Journal and other major newspapers. Allen objected to the headline and when they asked him for something better, an amazing thing happened. The words began to flow from his mouth as if "downloaded" from out of the blue.
They ran the ad with his headline:
Send me to any city. Take away my wallet. Give me $100 for living expenses. And in 72 hours I'll buy an excellent piece of real estate using none of my own money.
This was followed by a formal challenge from a skeptical Los Angeles Times. They flew him and an LA Times reporter to San Francisco where Allen proceeded to buy six properties in 57 hours with $20 left over from the original $100. The headline for the article read, "Buying Homes Without Cash: Boastful Investor Accepts Times Challenge—and Wins." This single PR event was picked up in syndicated newspapers all over the country and within a few short years—and a million copies later—Nothing Down became the all-time bestselling real estate investment book, helped along by the first major infomercial.
The road from a hundred million to a billion is not as important to Bob now as the hundredfolding of the human spirit. He learned this through a Serendestiny detour through a personal bankruptcy that slowed him down long enough for him to reach down to pick up some humility and to reach up to thank Higher Power for miracles he hadn't fully appreciated.
